Taxes and costs

AUXILIARY COSTS FOR PURCHASE CONTRACTS:


1. Real estate transfer tax
from the value of the return service (reduction or exemption possible in special cases)
3,5 %
2. Land register entry fee (property right) 1,0 %
3. Costs for the drawing up of the agreement and execution of the land register in accordance with the rate of the respective registrar, as well as cash expenditure for notarisations and stamp duties
4. Procedural costs and administration taxes for the land registry procedure (different in each state)  
5. Housing subsidy loan for residential property and privately owned homes – acquisition by the purchaser: Alongside the current amortisation rate, an exceptional amortisation of up to 50% of the due capital or reduction of the term. The purchaser has no legal claim to take over a housing subsidy loan.  
6. Possible abutting owner services in accordance with the local authority assessment (canalisation charges etc. and costs for the preparation of the land for building) as well as connection charges and costs (water, canal, electricity, gas, telephone etc.)
7. Agency commission

A) For the purchase, sale and exchange of
  • Real estate or shares in real estate
  • Shares in real estate in existing property ownership or that which is established according to the agreement
  • All manner of businesses
  • Compensation for buildings constructed on a land owned by a third party

from both clients (seller and buyer) respectively plus 20% sales tax

B) For options:
50% of the commission in accordance with point 7. A), which will be offset in the event of the purchase by the owner of the option



AUXILIARY COSTS FOR LOANS TO MORTGAGEES:


1. Fee collection for the loan agreement
for advances on current accounts with a duration in excess of 5 years

2. Fee for entry in the land register 1.2 %
3. General ranking for the hypothecation 0.6 %
4. Cost for the establishment of the debt instrument in accordance with the rate of the respective registrar  
5. Cash expenditure for notarisations and stamp duties in accordance with rate  
6. Costs for possible estimates in accordance with the assessor’s rate
7. Agency commission: May not exceed the amount of 2% of the loan sum, provided that the procurance is connected to a procurance in accordance to § 15 paragraph. 1 IMVO. In the event that there is no such connection, the commission or other payment may not exceed 5% of the loan sum
